No. DND manages your current vendors and supplements them with our own vetted rapid-response teams. We add an accountability and control layer that enforces response times, closes tickets, and handles overflow and emergencies.
How does DND integrate with our existing software?
We integrate directly with your property management system (AppFolio, Buildium, Yardi, Propertyware, Rent Manager, etc.) while operating our own centralized operations desk. You keep your system — we control the maintenance flow and accountability.
Who handles after-hours emergencies?
DND operates a 24/7 operations desk. All after-hours calls, emergencies, and escalations route through us — so you don’t have to.
What happens if one of our vendors doesn’t respond?
DND enforces response times and dispatches backup vendors or our rapid-response teams immediately to prevent delays and tenant escalations.
Will DND cost us more than what we’re paying now?
Most clients save money within their first 30 days by reducing overtime, no-shows, escalations, and repeated service calls. We cost less than one missed emergency.
How are repairs billed?
You pay a small monthly operations retainer plus usage-based dispatch fees.
Actual repair work is billed separately with full documentation and transparent pricing.
